Homemaker Properties are an independent estate agency based in Hemsworth, West Yorkshire and are the brainchild of Simon Barratt. Simon has been helping people to buy homes for over 15 years. The family run business was established in 2000 and our experience and in-depth local knowledge means that we’re able to give up-to-date advice on the current property market. We work to a strict code of practice that is the result of hard work and experience, so you can rest assured that you will be in good hands during the sale of your property. How we’ll help you to sell your property

We’ll work hard to do everything we can to help you to sell your property quickly, smoothly and at a price that is right for you. We can advise you on anything you need to do first, including repairs, decorating or even just how to make the property look its best in the photographs. We’ll put a ‘For Sale’ board on, or beside, your property, feature it on our website and show it on the display panels in our office. We’ll add a full custom written description of every part of your property to numerous property search websites (Zoopla etc.) and we also have an up-to-date list of potential active homebuyers and we’ll let those people know that you have a property to sell.

Giving a valuation

We always aim to give a realistic valuation based upon the current property market, rather than an overinflated, or unrealistic, sales price. We try to be honest and realistic about every valuation we give.

Viewings and feedback

We will always arrange viewings for the days and times that work for you, whether on weekdays, evenings or at weekends. Viewings are either accompanied by us or you, or both and we always give you feedback, together with suggestions to help you sell your place based upon the comments we receive from potential property buyers.

Commission

We offer a very competitive commission rate if you decide to list your property with us. There will of course be no fee if the property is not sold, however, this is a very rare occurrence.

Energy Performance Certificate

As part of the service offered by Homemaker Properties, we arrange for every house we sell to have an Energy Performance Certificate issued at no additional charge. An Energy Performance Certificate (EPC) is valid for 10 years and gives:

  • Information about a property’s energy use and typical energy costs
  • Recommendations about how to reduce energy use and save money
  • The property’s energy efficiency rating from A (most efficient) to G (least efficient)
  • By law, you must have an EPC before you can market your property for sale. And we must show this certificate to potential buyers before they view your property.

Other services

We work with a number of reliable and competitively priced local services and we can immediately recommend a mortgage advisor and local solicitor, if needed. We can also recommend local builders, decorators, plumbers, electricians and cleaners to help move along the sale.

Your steps to selling your property

Before we can sell your property on your behalf, there are a few things that you’ll need to do first.

Sales agreement

This will allow us to begin actively marketing your property.

Photos and description

We’ll need to photograph and write a description of your property, which you will need to confirm as accurate and approve before we start marketing your property.

Sale board

We’ll put a ‘For Sale’ board on, or beside, your property. Please let us know if you prefer not to have this.

Other things to consider when selling a property

It’s helpful if we can keep a set of keys for the property, so that we’re able to take people to view it when you’re not there.

Paying attention to the small details can help you to sell your place quickly. Potential buyers will want to be able to imagine themselves in your place and it’s harder for them to do that if it’s untidy or needs cleaning.

We recommend that you have a bit of a tidy up before we take the photos – things such as making the beds, clearing dishes from the sink and putting away laundry can make a big difference and are easy to do.

You may also want to fix anything that’s obviously broken, such as a door that sticks, or give a fresh lick of paint to any walls that have become marked.

Doing these things may not increase the value of your property, but will help to make it look its best for potential buyers.
